Since the mortgage appraiser gets a copy of every contract, you may want to incorporate our floor plan or real estate appraisal report into your contract by a special provisions reference. 

When I started in real estate in 1977, top producers in our office would not reveal their secrets about how they sold more homes in less time. When I became a full-time real estate appraiser a few years later, I learned that top producers avoid “over-priced listings.” Their secret weapon is the pre-listing appraisal with correct square footage and accurate opinion of value based on market evidence.
